In 2003, the New Kitchen and 3 new bathrooms were put in, along with the rear deck. In 2005 the new AC and Furnace was added providing great efficiency with $256 even billing. In 2006, a total tear off was done to the roof, including new under layment, dimensional single, gutters and downspouts. In 2007 the hardwood floors were refinished on the first floor and the front landscaping was added. These improvements and upgrades make this home absolutely ready to move into tomorrow!

The living room has a gas Rookwood tile fireplace that makes evenings cozy. Just off of the Living room is a perfect size study, great for a computer, home office or a play room that can be simply closed off by two pocket doors. As with every room in the house, sunlight beams in through every window. The first floor also has a new half bath, with pedestal sink, nickel fixtures and ceramic tile floors. Inside the Living Room there is a rare coat closet for your and your guest’s coats.

The kitchen is beautiful, light, open and clean. This room has great space; with a three person eat in counter bar, new beautiful maple wood cabinets with nickel hardware. The kitchen cooking area creates the perfect triangle, and the sink is positioned perfectly to look out the huge sliding doors to the rear yard. Ideal for entertaining, this home is open and inviting. The kitchen has a large pantry, as well as ample storage in the cabinets. There are several seeded glass front cabinets, and ceramic tile on the floors, with recessed lighting above. You really have to see the kitchen to get a feel for the space and atmosphere.

Another large unfinished room is located in the lower level and can be finished or continue to be used as storage or a work out room.

The yard is level and entirely fenced in. This is a great deck for entertaining and yard for children or doggies. The home is ideally placed between the desirable Hyde Park and Mt. Lookout squares where you can walk to ice cream, coffee, restaurants, drug stores, deli’s like Carl’s Deli, art galleries, wine shops, salons, you name it. The garage enters from the front of the home. The garage door is new and insulated; there is an automatic door opener, as well as an oversized 1 car garage.

Amazing Restoration in Arcadia Neighborhood

Monday, March 19th, 2007 by Amy

Welcome home to this amazing restored home in one of Hyde Parks only Neighborhoods. Number 2 Arcadia Place is a prominent estate in the Arcadia Place Neighborhood located about 2 blocks from the Hyde Park Square. This Tudor home was built in 1924, and is beautifully restored inside and out! You can see from the exterior of this home the meticulous care and detail they employed while freshly painting the exterior of the home, adding new storm windows to keep the architectural integrity of the home in tact. The estate sits on a double level lot, great for entertaining or playing a game of soccer with the neighborhood kids. The iron fencing was added by the current owners to keep with the period of the home, and make it look like it has been there since 1924. The rock retaining wall with drainage and venting were also added by the current owners.

Step inside this fabulous restoration and you will be met with a bright open and cheery interior ready for your family. This home has been lovingly restored with great attention to detail. The most prominent feature of the home at first glance once inside are the gleaming refinished hardwood floors. They were stripped, and stained and finished in the entire home. Just about all of the trim and moldings were taken down to the original wood and repainted as well. The Fireplace in the Living Room is a working gas fireplace, with a restored mantle added for character. The large Living room has plenty of light and windows, and it enters into both the Dining Room, and the Study through Original Leaded Glass French Doors.

The Formal Dining Room is grand itself, with a beautiful glass chandelier very appropriate for the room. The coat closet is located inside the dining room, and the dining room enters a hallway with the first floor half bath, recently remodeled, as well as a completely restored original butler’s pantry, with the kitchen beyond. The formal Dining room is bright and open, with muted wallpaper on the walls, and great amounts of light through the windows. The double hung windows on the first floor all have custom plantation shutters throughout the home. These are great for allowing lots of light inside and plenty of privacy when you want it.

The kitchen is state of the art. The finest granite, custom wood cabinetry, and appliances have been used in this Kitchen. The room has been remodeled completely in 2006, with a Decor oven range, Sub Zero Refrigerator, Asko Dishwasher and a large stainless steel sink. A closet was removed to place the large Refrigerator and great custom shelving and cabinetry unit was added to house the microwave, coffee maker and toaster, out of the way! The kitchen is spacious and from this room, you can exit through the rear door to the back yard or driveway. You can also go through the pocket door to the lower level where the bright and spacious lower level awaits you. Or, you can go up a short few stairs to reach the landing to go up to the second floor, or back down a few more to enter into the Living Room. Great open floor plan for your family!

The second floor is home to three large bright bedrooms, each with a large walk-in or step-in closet. There is a bright white full bath with bead board walls, white ceramic tile floor and shower surround, and a storage area for towels. The hallway also has 2 large linen closets as well. The second floor like the first has lots of natural light beaming into the home. Each window on the second floor has wood blinds for a clean look. This bedroom has a charming window seat overlooking the large double lot beyond. The window seat stores all of the toys a little girl could need. All of the bedrooms on the second floor have ceiling fans. The attic was insulated in 2004, and the new storm windows were added that year as well. A new Air Conditioning system was added in 2006 to compliment the already 90% efficient Bryant Gas Forced Air Furnace.

Hyde Park has very few Neighborhood areas in the city itself. This home at 2 Arcadia is truly unique in that it is in one of the only neighborhood areas, and has the most desired double lot in the neighborhood and in most of Hyde Park. The lot is level and great for children to play or adults to entertain. Mature landscaping, fencing and a rock retaining wall are adding to the character of this home. There is also a private patio just behind the over-sized one car garage that is on the property. The list of upgrades and additional features of this home are endless. A great way to view all of the photos of the rooms not shown and additional comments are to view the Virtual Tour attached to this listing.
We look forward to seeing you there!
